Discover how Dawsons’ dedicated sales progression team have been helping our buyers and sellers achieve their dream since 2019.

What are Sales Progressors and why are they important?

Too many estate agents believe their job is just to agree a ‘sale’…..but that’s just the start of the journey ...the critical role is to make sure ‘a SALE becomes SOLD’. From agreeing a sale, the buying process has many people involved and it’s vital you have the benefit of a dedicated person pulling all the strings together, solving problems and paving the way as incident free as possible through to a happy end.

Dawsons experienced and dedicated ‘sales progression’ individuals are solely focused on you and your property, both buying and selling.

They don’t get pulled away from the phone to pop out on a viewing or to collect keys….they make and receive calls throughout the day, to make your sale happen.

Our Sales Progressors dedicate their days to smoothing the way of every property sale, working towards an exchange outcome. They act as a point of contact for sellers, buyers, solicitors, and other estate agents to ensure everyone is on the same page, and any hiccups can be resolved quickly and efficiently without the buyer or seller finding themselves chasing up for information.

According to national statistics, approximately 30% of all property sales fall through, so having someone by your side who can help your sale go through without a hitch is vital.

We’ve had our fantastic Sales Progression team in place since 2019, who have been instrumental in maintaining a fall through rate well below the national average…. During 2022, DAWSONS clients risk was contained at just 12%. So here are just a few of the reasons that you definitely want them fighting your corner when buying or selling property.

They demystify the process

At Dawsons, there’s a specific Sales Coordinator dedicated to each sale at any given time. This means they know the ins and outs of your sale specifically, and are on-hand to talk and explain the process and guide you through next stages every step of the way.

They help shorten the time between offer and exchange

At present, making an offer to buy property in Wales doesn’t enter you into a legally binding agreement. At face value, this seems to be a reasonable law, but the truth is it can leave buyers seriously out of pocket and put sellers’ plans to move back months. A key reason for such radical changes of heart is the length of time between an offer being made and the exchange of contracts, and that’s where your dedicated sales progressor will come into their own.

A good sales progressor help shorten the period between offer and exchange by collating all of the sales relevant details and acting as both a point of contact for parties involved in the sale - the seller, buyer, solicitors, other estate agents, etc. - and the person who chases all of these people to get the job done.

Without a designated sales progressor in place, things may get left to the last minute...and that extended time frame can often give either the buyer or seller an opportunity to withdraw from the sale.

They reduce stress for both buyers and sellers

Although we’re acting for the sellers, it goes without saying that moving home means that there’s a lot to think about whether you’re selling or purchasing so we provide support to the purchaser, too. If you need to chase multiple people on top of everything else needed to organise a house move, it can be an incredibly stressful time. A progressor does all of this for you, and become your sole point of contact so you can focus on the important stuff, safe in the knowledge that your move is progressing with someone in your corner.

Knowledge and experience

With a vast amount of experience of the property industry and the process involved in buying or selling property, a good Sales Progressor can handle hiccups, resolve problems, and facilitate open communication – all key elements for a smooth move.

Based in our local hub, our very own sales progression team consists of three fantastic and thoroughly dedicated ladies; Selina, with circa 35 years’ experience in the property industry, Debbie and Sue who both bring a wealth of legal and conveyancing experience to their roles.

The united team shows relentless drive by tirelessly liaising with all parties within chains, as well as surveyors, mortgage lenders and solicitors in order to progress the sales transaction as smoothly as possible for our valued clients.

But don’t just take our word for it, here’s what our customers have to say taken from recent Google reviews:

“A far shorted period than expected”

We had an excellent experience with Dawsons when selling our Gorseinon property with them recently. The team in the Gorseinon branch were extremely proactive and professional throughout, and this helped us to secure a buyer and complete our sale within a far shorter period than expected. Many thanks to Sarah Hewitt, Owen Davies and Selina Jones in particular, all of whom were first class in their dealings with us. Highly recommended.

“From the sales process to completion, they were all fantastic”

I cannot praise everyone at Dawson’s enough. From the sales process to completion which started with Ceri, through to David, Tracey and Debbie they were all fantastic. All of them were friendly, professional and couldn’t do enough to help. They always responded promptly to any queries I had and it really was a pleasure to deal with them. I would highly recommend them to anyone selling or looking to purchase a property and I would never use anyone else if I needed the services of an estate agent in the future. Well done to everyone at Dawson’s and thank you all guys.

“They have gone above and beyond”

The staff at Dawsons Morriston have been more than helpful right from the start. Being a first time buyer, they have gone above and beyond to help with any queries we’ve had, even down to obscure questions about the smallest details of the property. Always fast to respond to emails and phone calls, and when dealing with solicitors. I really haven’t got a bad word to say! Thank you Dawsons!

If you are thinking of buying or selling property in Swansea and Llanelli areas and would like to know more about how we make the process as painless as possible, please get in touch with us and a member of the team will be happy to chat to you about the service we offer and answer any questions you may have.
