Being a local independent partnership, we have continuously grown since inception in 1991 to now having over 120 employees within our branches covering Swansea, Llanelli and surrounding areas. We are extremely proud to note that over 60% of our team have been with us for over 10 years, with many of these being 20 years +, this is due to the investment in our team’s training and development along with the encouragement for our staff members to grow individually alongside the business.

Residential Lettings Branch Administrator (January 2021)
Dawsons, Swansea's leading Estate Agency, who are well established in the management of properties throughout Swansea, Llanelli and their surrounding areas, are looking for a suitable candidate to undertake a branch administrator role within their Mumbles lettings team. The successful candidate will join their busy, experienced, and motivated residential lettings department to ensure Dawsons landlords and tenants receive effective, customer focussed property management during their tenancy.
This is an exciting opportunity for 12 months maternity cover within the lettings industry and within one of the top 5% of agents within the country, in fact the ONLY agent in South West Wales to be listed in the Best Agents Guide 2021. Whilst the role is one to cover a 12 month maternity period, a successful candidate with a proven 12 month track record maybe considered for a permanent role at the end of this period. Dawsons are ideally looking for a full time position to commence in February 2021, although part time with a minimum of 18 hours a week may also be considered.

Our administrators along with our negotiators, valuers and property inspectors, are the face of Dawsons helping assist our managers in developing and growing each office.
Main Responsibilities:
- To provide an accurate and efficient administrative service to all staff with their office.
- To undertake telephone and face to face sales support when required.
- Comply with the companies standard procedures and all statuary legislative and regulatory requirements effecting letting agency.
- Helping negotiators to assist in the process through to a tenants occupation.
- Pro-activeness demonstrating skills to retain and build client base.
The Individual:
- Previous administrative experience is required, and within the industry advantageous.
- Competent time management and prioritising skills.

EXPERIENCED Residential Lettings Property Manager (February 2021)
Dawsons, Swansea's leading Estate Agency, who are well established in the management of properties throughout Swansea, Llanelli and their surrounding areas, are looking for a suitable candidate to join their busy, experienced, and motivated residential lettings property management department to ensure Dawsons landlords and tenants receive effective, customer focussed property management during their tenancy.
Along with our current and experienced property management team, the successful candidate will be responsible for several key roles and the geographical areas covering our Swansea offices.
Dawsons pro-active approach to lettings and our ability to provide our clients with a quick and efficient personal service, is foremost in our thinking. The key areas of the role, amongst many other aspects, will involve:
- • Planning and conducting routine property visits, arranged through the department by the use of desktop and remote software systems.
- • Reporting directly to the branch and department managers alongside experienced members within the department, as well as liaising closely with other members of the residential lettings team. Ensuring our landlords, tenants, contractors and colleagues are fully abreast of actions you have taken, programmes of work and progress and recording the same to the property management system.
- • Assisting the property management’s team ‘office based staff’ with telephone enquiries and maintenance requests from landlords and tenants. This will include liaising with our trusted third parties involved with the successful completion of a repair, addition or upgrade within a managed property, along with obtaining competitive quotations where required.
- • Liaising with contractors to plan and carry out authorised repairs/projects, and to monitor the on-going repair/maintenance projects through to completion.
- • Processing contractor invoicing, through liaising with our internal accounts department.
- • Planning and conducting end of tenancy vacation inspections, arranged through the department with the use of desktop and remote software systems.
- • To collate and submit evidence to the Tenancy Deposit Scheme (TDS) in the event of a disputed deposit, including any evidence required as part of an adjudication case and dealing with any Insurance claims.
- • Plan and co-ordinate a personal and team monthly diary for end of tenancy inspections and routine property visits, in conjunction with other inspectors and the department as a whole.
You will be expected to:

- • Ensure all management systems are kept up to date and maintained
- • Ensure that only approved and suitable contractors are instructed

We are looking for a dynamic, driven and professional negotiator with excellent customer service skills.
You will be using a mixture of negotiation, marketing and sales skills to existing and new clients so as to maintain, develop and promote sales in all avenues of our business. You will need to be a genuine ‘people’ person, you will need to inspire confidence in your clients and liaise with a range of different professionals within the industry, the relationships you build up will be crucial to your success. Keys Responsibilities:
