Top tips for staging your home to sell

Staging your house for resale is probably one of the most important jobs you have to do as a seller. It can be a pretty daunting challenge if you have never sold a house before so we’ve put together some top tips to help you sell!

First Impressions

First impressions are everything. It takes seconds for someone to formulate a judgement about your home, and it's the little things that their eye will be drawn to - which helpfully, are also likely to be the things you no longer notice.

The skirting board that could really do with a repaint, finger smudges on the window glass, or the holes left in the wall from a shelf you took down once. Things like that can be the difference between inviting or off putting.

Making sure that your space is clean, clear, and fresh is really important to help buyers envisage themselves living there.

Do that DIY

Any homeowner knows they have a little job list as long as your arm but this can put off some buyers as they walk around because that little job list becomes their little job list and that can feel like an overwhelming amount of work, for someone looking to buy somewhere to move into.

Fill the superficial cracks, refresh the paint on marked walls, fix cupboard door handles or hinges. Basically, don’t put off the little jobs in hopes that someone else will fix them.

Fixing the little jobs will be a relatively low cost to you, but can make all the difference to the attitude of a buyer - especially if they're not DIY savvy themselves!

Probably one of the easiest and obvious ways to entice buyers into falling in love with your property is by presenting them with a clean slate reality of their own.

If they can imagine themselves living in the space without treading on Lego or staring at your prized collection of china dolls, they are more likely to consider putting in an offer.

Declutter, move to storage anything that doesn't need to be out in view and even bits of furniture that make the room feel too cramped, you can declutter without throwing away your possessions - but it'll also provide a great opportunity for you to have a bit of a sort out before moving. 

Okay, yes, freshly baked bread and fresh coffee are both inviting and have been proven to have a positive impact, but that’s not all you can do to make the rooms seem special.

Make the beds, clear the everyday clutter, add fresh flowers to the tables. Puff the sofa cushions too. There’s nothing more inviting than a freshly puffed sofa cushion.

Tailor your taste

We all have our likes and dislikes but when it comes to selling your home fluorescent pink wallpaper in the living room is going to significantly reduce your target audience - for many people the first thing they're going to see is a big redecorating job.

Researching the latest colour trends and try to pick light neutral colours. This will give your rooms a wider appeal. and make the rooms feel lighter and more spacious in the process.

Light up your life

Talking about rooms looking light, it’s a key way to make your rooms feel fresh and spacious.

If you can, be sure to open curtains, blinds and even windows to make the most of the natural light on offer. If it’s dull, turn on a couple of lamps, and maybe switch to daylight bulbs to really get light to every corner.

If you have under counter lights, make sure to turn them on too, It can really add a touch of pizzazz to a kitchen. 

Fast Fixes

If you've just been informed that a viewing is taking place today but you aren't quite there yet with the staging, here are some things you can quickly implement to improve your chances of a successful viewing.

  1. Clean the toilets
  2. Open the windows
  3. Create as much light as possible
  4. Tidy up by putting all the counter clutter into a box or basket and hiding it away!
  5. Get rid of strong odours.
