Tenant Fees

Tenants’ Guide to Charges

Dawsons is a member of and covered by the ARLA/Propertymark Client Money Protection Scheme. Dawsons is also a member of a redress scheme provided by The Property Ombudsman www.tpos.co.uk. Copies of the TPO Code of Practice plus our complaint handling procedure are available from any of our branches.

 

Permitted Charges in accordance with the Tenant Fee Act 2019

Under the terms of the Tenant Fee Act if you enter into an ASSURED SHORTHOLD TENANCY,

payments which may apply will be as follows:

First month’s rent

in advance

 

Tenancy Deposit

equivalent of 1 months rent plus £100 (or higher dependant on the terms of the tenancy and/or rent PCM)

Holding Deposit

maximum one week’s rent

 

Early termination when requested by the tenant

 

Equivalent to the costs incurred by the landlord plus £50 excl VAT / £60 inc VAT to administrate the requirements

Utilities, communication services, TV licence and council tax

 

 

Default charge for late payment of rent

 

equivalent of 3% above the Bank of England base rate from time to time on rent payable that is unpaid for more than 7 days after the day on which it became due.

Default charge for replacement of lost key or security device

equivalent to cost incurred plus £15 excl VAT / £18 inc VAT per hour taken to administrate the required replacements

Default charge for damage to the property

equivalent of cost incurred to remedy damage caused by the tenant that effects access to the property, to replace and/or rectify lost keys and/or security devices provided to the tenant(s) at the start of, or during a tenancy.

Default charge for missed appointments

£25 excl VAT / £30 inc VAT

 

Default charge for out of hours call out appointments

£25 excl VAT / £30 inc VAT

 

 

Under the terms of the Tenant Fee Act if you enter into a NON HOUSING ACT TENANCY, payments which may apply will be as follows:

A Non Housing Act Tenancy is formed when one of the following criteria is in place:

• The annual rent exceeds £100,000

• The property is occupied by an entity (Company let) rather that an individual

• The property is not used as a main or primary home

• There is a Resident Landlord
