Attention self managing landlords! Changes to notice periods for evictions.

So much has had to change in such a short amount of time across every industry, in order to adapt to the conditions presented by the current Covid-19 pandemic. 

The lettings industry is no exception, and as a result of the pandemic, new regulations have been introduced which temporarily extend the minimum notice periods landlords must give to their tenants. 

A 6 month notice period will apply to notices issued on or after 24 July 2020 under section 8 of the Housing Act 1988, except those that specify certain grounds relating to anti-social behaviour. For notices that specify these grounds (7A or 14) the notice period will continue to be for 3 months. 

A 6 month notice period will apply to any notices issued on or after 24 July 2020 under section 21 of the Housing Act 1988.

As things stand, the temporary amendments apply to landlords serving a notice on or after 24th July, and they'll be required to provide extended notice in the period ending with the 30th September 2020

In the ever-changing landscape though, this could change and be extended by the Welsh Ministers beyond the 30th September, if they feel it's a measure that needs to be continued.

Why have these changes been made?

These temporary amendments to Schedule 29 have been put in place to further delay evictions during the current times. This will reduce the potential for people to face homelessness at a time when local authorities aren't equipped to respond, it will reduce the anxiety of renters, and tenants at risk of eviction will have a bit more time to access any support they may need.
