Let us first discover the main house of Parc Y Bryn.

This Edwardian period, detached family home will impress you with its magnificent stature constructed of red brick, mammoth double glazed sash windows to front topped with twin gables. The home has been lovingly (with much attention to detail) restored and designed to enhance the huge amount of character present. You will first set eyes on the home as you turn into the gated entrance and sweep around the long private driveway. You will find ample parking for at least 12 vehicles.

As you make your way to the main entrance doorway you will notice the ornate, period porch structure which embraces you and provides sanctuary for you to turn and stand in ore of the fabulous views.

You will enter into a vestibule with red quarry tile floor and then straight into the grand hallway which shows off so many wonderful details such as the high ceilings, beautifully tall skirting, architraves, coving and an ornate archway.

You have the two main reception rooms to the front, the lounge and dining room. Both rooms are of great proportions, have fabulous double glazed sash bay windows, picture rails, fireplaces and the dining room has original units built into the recesses. We are advised it is currently used as a five star holiday let which we understand has excellent reviews, ratings and income potential. The Lodge is heated via an independent Worcester Bosch combination boiler and benefits from a wireless Wi-Fi connection.

The accommodation of the Lodge is set over two floors, the ground floor has a fantastic open plan lounge, kitchen and diner. You enter the Lodge via a porch that leads directly into the living space, which is a fantastic size and has a beautiful pine floor and exposed beams creating a rustic feel. The main lounge area has ample room for seating and dining. There are sizeable windows to the front allowing light to flood in and a wood burner tucked in the corner set upon a brick and slate plinth.


The kitchen is made up of modern cream gloss units, granite effect worktop, ceramic sink and coordinated white and black tiled splash back. The integrated appliances include Indesit oven, electric hob, dishwasher, washing machine, fridge freezer and Moffat extractor.

In addition to the front entrance, you also have a rear door leading to the lower courtyard which then leads to the upper garden.

Ascending to the first floor via the pine staircase, you will find three bedrooms behind their oak entrance doors.
The master is a lovely double room with exposed beams, wooden cladded ceiling and double glazed French doors leading to a private, wow factor elevated decking area. The decked area has the most fabulous countryside surroundings and views, just imagine having outdoor lounge furniture out here and enjoying your first coffee of the day heaven!

There are two further bedrooms which are currently set up as twin rooms, both have wooden cladded ceilings and either countryside or River Towy views.

As you enter through the oak door to the family bathroom you will appreciate its size and modern suite. Here we have ceramic tiles on the floor and walls with a wooden cladded ceiling, P shaped bath with Aqualisa shower over, wash basin, WC and chrome heated towel rail. The bathroom also has a Velux window creating a lovely bright space.

The grounds of the Lodge consist of a mix of a quaint ground level courtyard which is laid with limestone chippings, outside porcelain Belfast sink and tap and a wooden staircase leading to the upper garden. The upper garden is mainly laid to lawn, but also has a patio area with a picnic bench and a storage shed.

Adjoining the lodge is a workshop with a range of wall and base units with Belfast sink unit, plumbed for a washing machine, electricity, lighting and with two windows to the front. To the side of the workshop is a sizeable log storage shed.


You will also have your very own Micro Brewery at Parc Y Bryn. The Micro Brewery is equipped with electricity, lighting, floor drainage, plumbing for two sink units, three double glazed windows and radiator. The building has the relevant planning and HMRC permissions and a grade 5 food hygiene rating, however this room lends itself to a wide variety of uses.

Externally, the properties are approached via a private sweeping driveway and sit in approximately 0.75 of an acre. The established gardens and grounds surrounding the residence and outbuildings, provide a delightful, spacious setting, being mainly laid to manicured lawns interspersed with a variety of mature trees and specimen shrubs, including colourful azaleas, camellia, hydrangeas and herbaceous borders.
